At Brown Investment Properties, Inc. we know that maintenance service is critical to your property’s success and tenant satisfaction. We give a high degree of attention to maintenance and offer 24-hour emergency service. This increases tenant satisfaction, mitigates emergency damage, and helps protect and grow your property values.
Routine maintenance will be on a scheduled and non-scheduled basis by the assigned property manager and other members of management. Written inspection reports are generated with action items attended to promptly. Service requests (work orders) are received by phone or email by the property manager or service coordinator. The work order is immediately entered into a software work order system and assigned to the maintenance supervisor or contractor for completion. All requests for service are to be completed within 24 hours of receipt. For emergency maintenance, your tenants are provided a telephone number which is answered by operators 24/7. The on-call technician is contacted and then places a call to the tenant to discuss the problem. A visit for repairs/replacements is made immediately as necessary. An Emergency Service Log is kept by the technician on-call and the respective property manager is notified.
As well as an assigned maintenance supervisor, there may be times when any of our maintenance staff may be working at because of their special area of expertise. This added service is available to your property on an hourly rate basis.
Our management and maintenance staff will devise a preventive maintenance calendar. This is a customized, programmed approach to maintenance which will be implemented after your review and approval. The primary focus of these preventive maintenance programs is to reduce your exposure to large, unplanned repairs and reduce overall maintenance costs. It assures your property of regular, purposeful written inspections, as well as the handling of those management functions that are often overlooked in the day to day operations. This increases tenant satisfaction with both management and maintenance.
Operating efficiencies are constantly reviewed and analyzed to achieve peak performance and value enhancement. We will perform consumption analysis of major utilities, electricity, and water/sewer and work closely with Duke Energy and the local water and sewer providers to obtain best rates and take advantage of incentives offered for conservation. We will review, and implement where practical, LEED standard recommendations into the operation of the property.

Maintenance personnel are uniformed and wear photo identification. This lends a sense of professionalism and gives tenants a sense of security. We use a system of checks and balances designed for follow-up to be sure your property and your tenants receive proper service both from maintenance and the management office.

Our accounting department uses MRI property management software, the industry standard. MRI provides extensive standard reports and the ability to customize reports to meet your needs. With MRI, there is no waiting for financial information. Reports are available early in the month and can be in your hands on the date that you specify.
Because of our extensive experience and systems, Brown Investment Properties, Inc. has a strong record for collecting delinquent rents. To insure proper controls, delinquent accounts are contacted both by our property manager and our accounting department.
